This four year old two point something million dollar house never had counter flashing installed at the portico roof. The entire ceiling below had to be replaced due to leakage and subsequent rot. When the owner was asked directly if the ceiling was replaced because of leakage her answer was no! Was this leakage caused by lack of proper design, design detailing, site supervision or understanding how to build a roof which doesn't leak? Pick one or all of the above. Their inspector a few years ago missed this one, I think the seller is going to call him.
