The last inspector two years ago thought there were only two roofs. He did not get on the roof or would have seen clearly there are three roofs (not allowed!). You can't see real bad parts of this roof from ground with binoculars. I know this inspector doesn't even use a ladder! Now the sellers need to give their buyers a new roof, and should have gotten one instead from their seller two years ago. That was an expensive home inspector selection lesson! Too late! Realtor referral.
