This buckled plumbing boot flashing should have been obvious to the last inspector since water stains were evident in the attic right near the hatch. See other photo. He did not go on the roof though he claimed it was inaccessible, even though the eaves were 9 ft off the ground. He lost the case when his client sued him after she moved in. This was one of many omissions in his inspection.
