An inspector can't see this with binoculars. This flashing leaks into the attic as evidenced by sheathing stains, then drips onto the insulation and top side of the ceiling, supporting mold growth, then comes through the bedroom ceiling (stain), then onto the bedroom carpet. Eventually this will drip on your head downstairs while watching TV. This was in a condo- the exterior is generally excluded by most inspectors-hence the reduced inspection fee. Don't you want to know about this? It certainly affects the owner.
